The development of the mouth of the Vélez River is a project announced for more than a decade. However, the economic crisis and flood problems have slowed, so far, the momentum of projects such as Fenicia Beach. The Consistory of the capital of the Axarquía now intends to launch all the administrative machinery to promote, in a minimum period of about six years, more than two million square meters of land, in which 1,221 homes and 2,152 hotel beds will be executed , in addition to allocating 424,099 meters to equipment and green areas.
The mayor of Veleño, the socialist Antonio Moreno Ferrer, accompanied by the first deputy mayor, Jesús Pérez Atencia (GIPMTM), explained Thursday that this is the area of ??opportunity 'Delta of the Vélez River', located mostly in the town of Almayate and planned in the Plan of Planning of the Territory of La Axarquía (POTA). ?It is the largest urban regeneration project in the city and will house the construction of 1,221 homes, of which 405 will be allocated to public housing, and 2,152 hotel rooms, with the initial idea of ??dividing them into several 'resorts'. The space contemplates a gross buildability of 0.15, which implies a proportion of 3.5 hot
Pérez Atencia stressed that the project includes several general systems of large public spaces, which will be located on both sides of the Vélez River, also covering a part of the SUP T-12 in Torre del Mar, and in a wide strip of land, of about 200 meters, from the shore of the sea to the first buildings.
The deputy mayor of Torre del Mar also explained that this urban development also includes two important road actions to improve access, traffic and road safety in the area, such as the splitting of the N-340 in that area and the beltway of Torre del Mar. It also includes the execution of measures against flooding on the right bank of the river as well as the construction of the corresponding bridges on the river. The project includes a marina and a jetty that makes it possible to access with pleasure boats a large part of the residential area.
The Sociedad Azucarera Larios Inmobiliaria, SA, which owns a good part of these soils, has presented in the City Council a proposal for innovation and modification of the General Urban Planning Plan of Vélez-Málaga (PGOU) in order to develop this area of ??opportunity, which It includes a strategic plan for its execution. However, the project will need the appropriate favorable reports from the Andalusian Government, the corresponding urban modifications and the subsequent drafting of the projects.
The mayor explained that in parallel to this innovation in urban planning in force, they intend to approve "soon", initially, the new PGOU, "which comes to favor a new model of responsible urban development, based on a more modern, accessible city, sustainable and compact, which favors tourism and speeds development in more rural areas, ?he said.
"We will continue working in this line since one of our priorities is the development of more homes and parking lots, converting unproductive land into productive land and also encouraging new companies to set up in Vélez," the mayor added.
